**We require everyone to complete the 3D tour walkthrough online FIRST!**

Once you decide that you like the layout and would like to proceed forward with an in-person showing, you must submit a full application to include credit, background, income, employment, eviction checks, and the application fee.

*** The $35 application fee per applicant(anyone over the age of 18) is due at that time and is NON-REFUNDABLE.***

After touring and deciding you want to finish your application, Property owner review for final approval. Once final approval occurs, the security deposit is due within 24 hours or another applicant may be accepted.

THERE MAY BE MULTIPLE APPLICATIONS PROCESSING IN DIFFERENT PHASES AT THE SAME TIME. Our Rentals are NOT first come, first serve. Submission of application does not GUARANTEE applicant approval


Some Guidelines to Leasing with us:

  • Please drive by the property before scheduling a showing or filling out an application. This will save both yourself and our agents valuable time. You also MUST complete the 3D Tour prior to seeing it in person.

  • Completing the Application and submitting App fee is a Requirement. No property will be shown without it. This is both if you are seeing with our agents or one of your own.

  • we have a minimum credit requirement of 630 with good payment history

  • Minimum income of 3x the amount of rent (net income)

  • No utility collections including cell phone, cable/TV services

  • No evictions or monies owed to a previous rental company

  • No repossessions (car charge off’s), No bankruptcies in the last 5 years

  • We do a Criminal Background Check

  • Current AND any previous landlord verification

  • ALL of our homes are smoke-free. This includes ANY type of smoking.

  • Pets being allowed varies with each property owner and will require an additional fee for the pets negotiated based on size and type of pet. All pet fees are NON-REFUNDABLE

  • $35 application fee, per person 18 years or older required prior to viewing the property in person.

  • All Security Deposits are due within 24 hours of final acceptance.

  • Move-in dates must be scheduled within 2 weeks.
